Straight answers

What sellers often worry about.

“Another agent quoted me higher.”

The highest appraisal and the best result are not always the same number.

We aim for the strongest price with the right buyer, the right terms and a timeline that works for you, backed by evidence.

“Is now the right time to sell?”

It depends on your goals, your circumstances and the competition around your property.

Sometimes selling now makes sense, and sometimes waiting is better. We lay out your options, and the decision is yours.

“What is my home really worth?”

Online estimates and recent sales can provide a starting point, but they do not always account for your home's condition, position, presentation or the buyers currently looking.

We assess comparable sales, competing properties, buyer behaviour and current market conditions, then explain how we arrived at our recommended price.

“How much do I need to do before selling?”

You should not have to renovate everything or spend money without knowing whether buyers will value it.

We walk through your home with you and identify what is worth doing, what can be improved simply and what is best left alone. Where help is needed, we can coordinate trusted stylists, trades and suppliers.

“Will I have to spend thousands on marketing?”

More marketing does not automatically mean a better result.

We recommend only what will reach your likely buyers and give them a reason to act, from professional photography and copy to digital advertising and The Agency's network.

“How will I know whether an offer is good?”

The highest offer is not always the strongest offer.

Price matters, but so do finance, conditions, settlement timing and the buyer's ability to proceed. We examine the complete offer, explain the risks and negotiate calmly and strategically on your behalf.

You remain in control of every decision, but you never have to make it without clear advice.

Buying and selling at the same time

Should I sell first or buy first?

There is no single right answer. The right approach depends on your finances, the type of home you are looking for and how comfortable you are carrying additional risk.

Sell first

Selling first gives you certainty about your budget and can place you in a stronger position when buying. The trade-off is that you may need temporary accommodation or feel pressure to find your next home quickly.

Buy first

Buying first allows you to secure the right home when it becomes available. However, you may face additional financial pressure if your existing home takes longer to sell or does not achieve the price you expected.

Finding a workable middle ground

A longer settlement, an offer subject to the sale of your home or bridging finance may help reduce the pressure.

We can help you understand the likely selling timeframe, plan the sequence carefully and connect you with a suitable broker for financial advice.

The goal is to prevent you from being forced into a decision by a deadline you did not choose.

What it costs

The number matters less than what it buys.

You are going to ask what this costs, and you should. The honest answer is that it depends on your property, the price bracket and the scope of work it actually needs. Any figure quoted on a web page would be a guess dressed up as a promise.

Fees differ between agents because the work does. Some run a volume model: a low fee, as many listings as they can carry, and a campaign built to sell quickly and move on to the next one. That is a legitimate business. If a fast, clean sale at about market value is genuinely what you want, it may be the right fit for you.

We do not work that way. We take on fewer listings on purpose, because the work that produces a strong result does not scale. Preparation and presentation done properly. The right buyers found rather than waited for. A negotiation worked through to the end rather than closed out at the first acceptable offer.

Our fee is negotiable. It is set against the scope of work your property actually needs, not read off a rate card, which is exactly why we would rather talk it through than publish a figure. The campaign fee and the AML and CTF identity check are the same for every campaign; the rest of your marketing is chosen with you from our menu.

So the question worth asking any agent, us included, is not what the percentage is. It is what the percentage is buying.

What's my home worth?

Start with an honest number.

An online estimate can give you a useful starting point. When you are ready for a more accurate figure, we will prepare a personal appraisal based on comparable sales, current competition and the qualities that make your home different.
