Buying with Loke →Perth, Western Australia · Since 2004
There's nothing like being away and coming home to a place you belong. I'm Lisa Loke, and I help buyers feel that before they own it. I did it for more than a decade with apartments that weren't built yet, and I do it now with homes families have loved for decades, backed by an honest price, careful preparation and a campaign that gets buyers competing.
No obligation. Just an honest conversation about what comes next.

The promise
We build the interest, then the competition. That's what gets you the best price.
What buyers are really buying
We find the feeling in your home first, then build the styling, the photos and the open home around it.
The listing says
“Established garden.”
The buyer feels
Somewhere quiet for the first coffee of the day, and room for the dog to run.
The listing says
“Balcony with river views.”
The buyer feels
A place to breathe out at the end of a long day, with the city lights coming on.
The listing says
“Four bedrooms, open-plan living.”
The buyer feels
Everyone home for Christmas, and the grandkids staying over.
The listing says
“North-facing, light-filled.”
The buyer feels
Bright winter mornings, and a home that feels calm the moment you walk in.
The facts still matter, and our appraisal puts real numbers behind them. The feeling is why buyers compete.
How we present your home →Sound familiar?
“The kids have moved out and the house feels too big.”
We help you work out the timing, the sequence and what comes next, before you commit to anything.
“All our money is tied up in the house.”
We show you what your home is likely to sell for, so you can plan the next chapter with real numbers.
“Where do I even start? Thirty years of stuff.”
We organise the trades, styling and cleaning, and point you to removalists we trust. You make the decisions. We do the running around.
“Every agent gives me a different number.”
Ours comes in writing, with the comparable sales behind it, so you can check it yourself.
You don't need to have it all worked out before you call. Most people don't.
How we sell your home →How we sell
Anyone can show a home that's already built. I spent more than a decade selling homes buyers couldn't walk through, so I know how to build anticipation before launch day and competition on it. Every home we sell gets the same four things.
01
A real appraisal, in writing, built on comparable sales and the competition around your home.
Then we work to beat it.
02
We walk through your home with you, point out the small changes that make a big difference, then organise the trades, styling and photography. Costs are quoted up front.
You hand us the keys.
03
Before your home is advertised, we contact the buyers already in our database, including the finance brokers and planners whose clients are ready to buy.
A waiting list, like a new release.
04
Enquiries, buyer feedback and what we are hearing, every week until settlement, even when there is no news.
Miss a week and dinner's on us.

Before the first open, your neighbours get a private invitation. The surrounding streets for a house, the whole building for an apartment. Food, drinks, and first look, half an hour before the public.
Only a handful need to come, and they're welcome to bring family and friends who are thinking about the area. Neighbours are the people most likely to know someone who wants to live on your street: a friend, a daughter, a colleague. By the time the public arrives, the room already has people in it and the conversation has started.

Why it works
I spent more than a decade selling apartments and new communities before they were built. When buyers can't walk through the kitchen or stand on the balcony, you have to show them the life they will live there.
Selling established homes taught me the other half: the life a home has already held, and the possibilities it still offers the next owner. Bringing both together is how I sell every property today.
“If I can sell something that can't be seen, I can certainly sell something you can see, touch, feel and fall in love with.”Lisa Loke
The emotion sits on a foundation of numbers. Before real estate I worked in accounting and IT, so the price is built on real data, never on a figure designed to win your business. I named the company Integritas for a reason, and people come before property, every time.
Today I work in conjunction with The Agency, an ASX-listed group with offices in six states and territories. Your home has a local agent who knows your street and a national network looking for its buyer.
Clients often send a bottle of champagne after settlement, sometimes the buyer and the seller from the same sale. What means more is when they say, “You're welcome in our home anytime.”

Worried about overpaying or missing a problem?

Buying with Loke →Too much information, not enough clarity?
We look past the sales pitch at the numbers, the demand and whether the property suits your long-term goals.
Investing with Loke →Off-the-plan or house and land?
Most of our sales last year were new homes. We help you judge the builder, the product and the price before you commit.
